Maintenance

Our Maintenance Team will address any maintenance issues and make necessary repairs. We will have the apartment professionally painted and cleaned. The carpet will be cleaned or replaced as needed, then the manager will inspect the apartment to ensure it is ready for your move in.

Yes, we have 24-hour emergency maintenance that is available 365 days a year. There is always a member of our maintenance staff available to respond to your emergency needs. We supply you with the phone number and they will respond within 10 minutes. They also are available to assist with any noise concerns or lockouts.

You can call our office during regular office hours with a request for service or you can log into your Resident Services account and submit a work order there. Once we receive your request, we will come at our earliest availability to complete the repair or we can set an appointment. If your repair is an emergency, you can call our Emergency standby number 24 hours a day. Please do not email if it is an emergency, as the standby staff member does not receive emails.

We try to complete requests as they come in; however, some issues receive priority due to the urgency of the request. We attempt to respond to all calls the same day or within 24 hours.

No, our technician will enter your apartment to complete the service request at his earliest convenience, unless you request an appointment.

If you are locked out during regular business hours, you can call or stop into the office. If it is after hours, you can call the Emergency Stand-By telephone number for assistance. We will need to verify your ID and compare it to the file for your apartment.

You are allowed to hang pictures and drapes. There is no charge for us to fill small holes when you move out. We do not allow wallpaper or anything that’ll be attached in such a way that it could result in drywall finish being pulled off when removed. We do not recommend painting; however, you can discuss this with the Property Manager. If allowed, you would need to return the walls to the color they were when you moved in.

Amenities

Tall Oaks has a community building for community gatherings and activities that is also available for residents to rent for personal functions. We also have a lovely pool with chaise lounges and tables with chairs and umbrellas on the pool deck for your enjoyment.

Our pool is open daily from 10 am until dusk. The pool season is Memorial Day Weekend through Labor Day Weekend.

Plenty of parking is available at each building plus we have a few overflow parking lots. There is also parking at the Community/Office Building and near the pool. Garages are offered for rent with a remote opener.

Our apartments come equipped with a full-size washer and dryer.

Yes, several of our buildings are pet friendly. We allow up to two pets per apartment.

There is a one-time non-refundable Pet Fee of $150 due at move-in and $20 per month Pet Rent.

Yes, the weight limit per pet is 75 lbs. and per apartment is 100 lbs. for two pets. We do have some breed restrictions.

No, but Meadow Run Dog Park is just 3 miles away and we have a neighborhood park down the street where you can walk your pet on leash. Pet waste stations are provided around the community.

All apartments come equipped with a frost-free refrigerator, gas range, dishwasher and garbage disposal. Microwaves are included in select buildings. All apartments also have a full-size washer and dryer.

No, we do not offer furnished apartments; however, we can recommend Cort Furniture. They are right across the street from us and have partnered with us on several occasions.

Yes, our shortest lease term is 6 months.

Yes, we offer corporate housing through VIA by Edward Rose. Please contact your Leasing Office for more information.

Due to COVID-19 we will no longer be able to accept packages in our office.

Tall Oaks does not have a fitness center. There are several fitness centers nearby.

We do not have specific quiet hours. Our lease states that your noise cannot interrupt the quiet enjoyment of a neighbor’s home. We respond to noise emergencies 24 hours per day.

Communal areas such as the pool do not have a fee. If you choose to rent the Community Building for a private gathering there is a $75 Rental Fee and a $150 Security Deposit.

Absolutely not. It is our pleasure to show you our community and to tour any available apartments that meet your needs, provided there is one available. Please, just give us a call to set up an appointment.

You are always welcome to stop in for a visit when you are in the neighborhood. We also make appointments. If you choose to make an appointment, we can set aside time especially for you and schedule a time when we will have the style of apartment you want to view.

The office at the community is open Monday through Friday from 9 am to 6 pm and on Saturdays from 10 am to 4 pm.

You can apply at talloaks-apartments.com. You will be able to pay the $20 per adult application fee at the end of the application.

We strive to get applications approved as quickly as possible, hopefully within 24 hours, although there are occasionally issues that may slow the process down.

You will pay the first month’s rent, which will be prorated, along with a Security Deposit and Administrative Fee. If you move in on the 26th or after you will also pay the next month’s rent. In addition, there are optional fees for garages, internet, Dish Network, and pets.

Read everything thoroughly. Look at the total cost of rent and additional costs such as what is and is not included. If an apartment is less in rent but you have to pay for electric, gas, garbage, water and sewer, the overall price might be more than an apartment that has a lot of those things included. Also, if there is a washer and dryer included you will have the luxury of not having to the go to the laundromat or pay the fees. Consider all of these things to get a true cost comparison of apartments. Get Renter’s Insurance. It is inexpensive and can save you LOTS of money.

There are a few ways you can pay rent. You can pay by mailing a check or money order to our Home Office. You can pay online with an electronic bank ACH transfer, debit card or credit card (Visa, Discover, Master Card or American Express). You can also pay through our designated Walk-In Payment System (WIPS).

You can pay rent online in your Resident Services Account. There is a recurring payment option you can utilize.

Some sources of payment will create a charge. There is no fee to use a bank routing and account number to pay your rent online. Debit cards have a small fee and credit cards charge a percentage of the payment.

No, you are not required to have renter’s insurance; however, we STRONGLY recommend it.

Rent at Tall Oaks includes the gas for heating, cooking and hot water. We also pay for water, sewer and trash pick-up. The only major utility you pay for is electricity.

We will send you contact information for Consumers Energy along with your new address and move-in date approximately a week before your move-in. You will be able to call Consumers Energy or set up your account online.

Bloom Broadband is our internet provider. We can include the charges with your move-in costs and get your internet set up for you on the day of move-in. Television programming is provided by Bloom Broadband and we offer many different Dish Network packages. Our maintenance technician will also take care of any service issues that may come up.

This is your home and you are welcome to have guests. If you are going to have a large group, you might want to consider renting our community building. There is a large great room with plenty of seating, a full kitchen and Dish Network programming.

Our rates are pre-determined and not negotiable. We do not offer a discount for paying rent in advance.

No, we do not allow subletting.

You will need to pay through a 60-day notice period and pay the Early Termination Fee, which is 200% of your current rent. That fee is due the day you give your notice.

Location

The city bus stops at the corner of 9th Street and Tall Oaks Drive. It is approximately a 1/10 of a mile to the closest building and about 1/3 of a mile to farthest building.

Tall Oaks Apartment Homes has very easy access to both I-94 and US 131. There is a park within walking distance. Several dining and fast food options are within two miles. Harding’s is just 3 minutes away and it is only about 8 minutes to Meijer and Walmart. We are very close to shopping, movie theaters and Kalamazoo Valley Community College.

We are in Kalamazoo Public School District-The Promise School District.

The Al Sabo Trail is within two miles of our community. There are several nice biking trails in the area.

For groceries the closest is Harding’s Friendly Market, just 3 minutes away. Just a bit farther is Meijer and Walmart, where you can do one-stop shopping. There is also great shopping on Stadium Drive, West Main and South Westnedge, which are all 10 minutes or less away.

Starbucks and Dunkin Donuts are just a mile or two away.

Directions

We are off 9th Street just north of the 9th Street exit off I-94 and south of Stadium Drive.

We are directly off 9th Street between Stadium Drive and N Avenue.
